Size:

Surveyed 1.46 ± acres.  Approximately 200 feet of frontage on the access road.

Legal Description:

SHADY RIDGE PARCEL 31: All that part of the West Half of the West Half of the Southeast Quarter of the Northeast Quarter of the Southeast Quarter lying south of the centerline of the access road thereon in Section 9, Township 28 North, Range 9 West. 

Title:

When you have made six month's timely payments we will deed the property to you in Fee Simple Title conveying 100% of the ownership of the property including all timber, mineral and water rights, subject to the remaining balance on the contract which will be secured by a deed of trust.

Access:

Access via deeded easement from (county-maintained) Rainbow Road to the property.  This long easement road is not maintained by any authority and requires 4 wheel-drive for reliable year-round access.

Utilities:

Electricity

This parcel is off-grid: that is, electrical service has not been extended to the property.  The nearest electrical line is some distance away and it would be more practical to provide your own electricity via wind or solar means.

Water

There is a modern drilled well which has been capped and never used.  It was drilled on April 9, 2009 by Foster Drilling Co. It's total depth is 390 feet and it is cased for 336 of those feet with standing water at 165 feet.  This well produces 12 gallons per minute.  165 feet is too deep for old-style hand pumps, so you will need to resort to wind or solar pumps or drawing water by a bucket.

Septic

Any in-ground septic system must meet Missouri Dept. of Natural Resources standards.  Since composting toilets and outhouses to not impact the groundwater, you may use them without special permission or permits.

 

Deed Restrictions:

 

This property is subject only to our Five Basic Restrictions

1. No buildings shall be constructed closer than 100 ft. from a roadway or 30 ft. from a boundary. (This may be adjusted in certain locations.)

 

2. No refuse, debris, unused building materials nor derelict vehicles shall be allowed to collect on the premises.

 

3. You may keep whatever livestock or pets you wish so long as they are not allowed to create a nuisance to neighboring land owners.

 

4. No parcel shall be further subdivided.

 

5. All wastewater treatment facilities shall be constructed in accordance with applicable state water quality standards.
